How Often Should You Service an AC in Dubai?

How Often Should You Service an AC in Dubai?

General guidance written for temperate climates recommends servicing an air conditioner once a year. In Dubai, that advice under-serves most properties. Systems here run for far more hours annually than in most of the world, and they do it while pulling in some of the dustiest air.

A realistic baseline

Filters: check monthly, clean or replace every one to three months. This is the single highest-value maintenance task and the one most often neglected.

Coil cleaning and general service: every three to four months for most Dubai properties.

Full duct cleaning: every 12 to 18 months for a typical home.

Commercial kitchens: extract systems need degreasing every three to six months, and this is usually a licence condition rather than a recommendation.

When you need it more often

Several situations meaningfully shorten these intervals:

  • Nearby construction. Fine construction dust loads a system remarkably fast. If there's active building work near you, treat the intervals above as roughly halved.
  • Pets. Hair and dander accumulate in ductwork and on coils.
  • A newly handed-over property. New-build ductwork is very often full of construction debris that was never cleaned out before handover. Worth doing once on move-in regardless of the unit's age.
  • Anyone with asthma or allergies in the household. Air quality justifies a shorter cycle on its own.
  • Restaurants, clinics and gyms. Higher occupancy, higher air-change requirements, and in the case of clinics and kitchens, compliance obligations.

What servicing actually prevents

The argument for regular servicing isn't really about avoiding breakdowns, though it does that. It's mostly about running cost. A system with fouled coils and loaded filters has to run considerably longer to reach the same temperature, and in a climate where AC dominates a household's electricity use, that difference shows up on the DEWA bill every month. The maintenance visit is frequently cheaper than the excess consumption it prevents over a season.

The honest answer

If you do exactly one thing: clean the filters, on a schedule, yourself. It's , takes ten minutes, and prevents a meaningful share of the problems we get called out for. Everything else is worth paying for on the intervals above.
