FCU & Ductable AC Servicing in Dubai

If you live in a Dubai tower built in the last twenty years, your AC is almost certainly a fan coil unit rather than a split system. An FCU has no compressor and no refrigerant of its own: chilled water is piped in from the building's district cooling plant, and a fan blows room air across a water coil. That changes what can go wrong entirely — there's no gas to leak, but there are strainers to clog, control valves to seize and water coils to foul.

What We Offer

Services & Pricing

Every price is confirmed in writing after an inspection, before any work begins.

FCU Coil & Blower Cleaning

Chilled-water coil, blower wheel and filter cleaned to restore airflow and cooling output.

Strainer, Valve & Actuator Servicing

Y-strainer cleaned and the two-way or three-way control valve and actuator checked — a seized valve is a common cause of a room that won't cool.

Drain Pan & Line Servicing

Drain pan and condensate line cleared before overflow reaches the ceiling below.

FAQ

Frequently Asked Questions

If there's no outdoor condenser unit for your apartment and your building bills you for cooling separately (Empower, Emicool, Tabreed or similar), you're on district cooling with an FCU. Split systems always have a matching outdoor unit.

With no refrigerant involved, the usual causes are a fouled water coil, a clogged strainer restricting chilled water flow, or a control valve or actuator that has seized shut. All three are serviceable — none require a new unit.

It varies by building. The chilled water supply up to your unit is normally the building's responsibility, while the FCU inside your apartment is usually the occupier's. Check your tenancy or service charge terms, and we're happy to invoice whichever party is responsible.

A typical apartment takes two to four hours and a villa most of a working day, depending on the number of vents and how the ductwork is laid out. We confirm the duration at the inspection so you can plan access.

No. We seal the vents, sheet the floors and cover furniture before starting, and the debris is drawn out through a HEPA-filtered vacuum rather than pushed into the room. A domestic vacuum returns fine particulate straight back into the air, which is why we do not use one.
