Clean Water, DocumentedDubai Municipality recommends residential water tank cleaning every six months, yet it is often the most overlooked maintenance task in a property. HILLS AC Services carries out a full drain, manual scrub, sludge removal and high-pressure rinse of villa, apartment and building tanks, finished with disinfection and an independent lab-tested water clearance report you can keep on file.
Every price is confirmed in writing after an inspection or site survey, before any work begins.
Full drain, manual scrub, sludge removal and high-pressure rinse of villa and apartment tanks to Dubai Municipality standards.
Drain, mechanical clean of walls, base and cover, disinfection with potable-approved chemicals, then a full flush before refilling. Sediment and biofilm are removed physically rather than chemically masked. Lab testing is available where you want independent confirmation, and a cleaning certificate is issued on completion for inspection. Supply is typically interrupted for two to four hours per tank, and we schedule around your day.
Chlorination and disinfection followed by independent laboratory testing, with a written water clearance report.
Disinfection follows the mechanical clean, never replaces it. That order matters: dosing a tank that still holds sediment treats the water and leaves the source sitting on the base. We use potable-approved chemicals, flush thoroughly, and the tank is ready for normal use once refilled. Where lab testing is included we advise waiting for the results before drinking.
Scheduled cleaning contracts for building management and community operators covering multiple tanks on a set cycle.

Structural inspection of tank walls, lids and fittings, with leak tracing and repair recommendations.
We trace the leak before adding anything. Electronic detection and, where needed, nitrogen pressure testing, because a system topped up without a repair loses the charge again within weeks. Once the repair holds, the system is evacuated and recharged to the manufacturer's weighed specification rather than guessed by gauge pressure. That distinction is the difference between a fix and a recurring bill.
Booster pump, pressure vessel and float switch servicing to keep supply steady throughout the building.
Pressure complaints are usually the pump, the pressure vessel or a failed switch rather than the supply. We test each in turn instead of replacing the most expensive component first. Where a pump has genuinely failed we size the replacement to the building rather than fitting whatever is in the van, because an oversized pump short-cycles and fails early.

A pool in Dubai's climate needs constant attention: heat drives evaporation and chemical demand, dust settles…
Filtration check, chemical balance and physical cleaning on every visit, with pump, filter and chiller condition recorded. Water that keeps going cloudy despite correct dosing is almost always mechanical — a filter past its life or a pump not turning the volume over. We tell you which it is rather than selling more chemicals. Summer needs a tighter interval than winter, and we will say so.
Dubai's dust and heavy air-conditioning use mean supply and return ducts fill with debris far faster than…
Walls, base and cover are physically scrubbed rather than rinsed, because sediment and biofilm bond to the surface and a flush alone leaves both behind. The tank is drained, cleaned, disinfected and flushed before refilling. Supply is typically interrupted for two to four hours per tank, scheduled around your day, and the tank is photographed inside before and after.
Businesses need AC and HVAC support that fits around their operating hours, not the other way round. HILLS AC…
Scope written down before signature, not described loosely. Planned preventive visits at agreed intervals, defined response times for breakdowns, and a documented report after each attendance. Multi-site portfolios run under one agreement with consolidated reporting. Most clients start with a single job, see how the work is done, then move to a contract — and we are happy for it to go in that order.

Water storage in the UAE sits in tanks exposed to sustained heat, which accelerates biological growth in a way that cooler climates do not. Sediment settles, biofilm establishes on tank walls, and what arrives clean at the building can reach the tap carrying considerably more than it should. Dubai Municipality sets expectations here for good reason.
Most owners never see the inside of their tank, which is precisely why the problem develops unnoticed. The first sign is usually taste, discolouration or an unexplained recurring stomach complaint in the household, at which point the growth has been established for some time.
We inspect before quoting, and the written price we give is the price you pay. No revision once the work has started, and no discovery of additional scope on the day. Where a job falls outside what we do, we say so rather than taking it on.
Every job is documented. Photographs before and after go to your WhatsApp the same day, and certificates are issued where one is needed for inspection. The equipment is proper trade kit — HEPA-filtered extraction, calibrated instruments and cameran inspection — because diagnosis before parts is what keeps a quote honest.
We have worked on Dubai cooling since 2021, across 67 communities and everything from a single split unit in a JVC apartment to chiller plant rooms and commercial kitchen extract systems. That range matters, because it means the person who attends has seen your system type before.
Inspection first, fixed price, honest advice.
