Dubai Academic City is a university district of campuses, student residences and faculty housing. That is the starting point for how we scope and price work here.
Most properties here are apartments inside a managed tower, so the cooling arrives as chilled water from the building and the unit in your ceiling is a fan coil rather than a system of your own. There is no outdoor condenser to service, the landlord owns everything upstream of your riser valve, and access usually means a booked service lift and a work permit from building management.
Duct runs in an apartment are short and concealed above a plasterboard ceiling, so access panels matter more than equipment size. The recurring fault is a blocked or sloping condensate drain from the fan coil, which shows up as a ceiling stain long before anyone smells anything. Filter grade is often whatever the developer fitted at handover, and upgrading it is usually the cheapest improvement available.
None of that is guesswork on the day. We survey the property in Dubai Academic City first, tell you what we actually found, and fix the price in writing before any work starts.
Tell us about the property in Academic City and we confirm a fixed written price after inspection. No charge to quote.
