Al Mankhool is a dense Bur Dubai residential district of mid-rise apartment buildings. That is the starting point for how we scope and price work here.
Most properties here are apartments inside a managed tower, so the cooling arrives as chilled water from the building and the unit in your ceiling is a fan coil rather than a system of your own. There is no outdoor condenser to service, the landlord owns everything upstream of your riser valve, and access usually means a booked service lift and a work permit from building management.
There is no condenser to work on in most apartments here, so a cooling complaint is usually a fan coil, a seized chilled-water valve, a fouled coil or a control fault rather than a refrigerant problem. That is worth knowing before anyone quotes you for gas, because a fan coil on district cooling has no refrigerant in it at all.
None of that is guesswork on the day. We survey the property in Al Mankhool first, tell you what we actually found, and fix the price in writing before any work starts.
Tell us about the property in Al Mankhool and we confirm a fixed written price after inspection. No charge to quote.
